A VA appraisal does two jobs: it confirms the home is worth what you're paying, and it checks that the home meets the VA's Minimum Property Requirements (MPRs). Those requirements boil down to three words: safe, sound and sanitary. Most Oklahoma homes pass without trouble, and when something is flagged, it's usually a fixable item.
Who does the appraisal
The VA assigns an independent, VA-approved appraiser. Neither the buyer, the seller, nor the agents choose who it is. You typically pay the appraisal fee, and it's one of the costs a seller can agree to cover.
What the appraiser checks
- Roof: should have a reasonable life left and no active leaks
- Paint: peeling or chipping paint on homes built before 1978 is a common flag because of lead risk
- Safety: working smoke detectors, handrails on stairs, no exposed wiring
- Utilities: working heat, water and electricity
- Water and drainage: no standing water in crawl spaces, no major foundation issues
- Access: the home must be reachable year-round by a public or private road
Common flags in Oklahoma homes
- Hail-damaged or aging roofs
- Peeling exterior paint on older homes
- Crawl space moisture
- Missing handrails on porch or basement steps
- Wood-destroying insect damage. A termite inspection is often required in Oklahoma, so ask your lender early.
What if the appraisal comes in low?
VA buyers have a built-in protection: a VA contract lets you walk away with your earnest money if the home appraises below the purchase price. You have options before that:
- Renegotiate with the seller to lower the price.
- Pay the difference in cash, if you choose to.
- Request a Reconsideration of Value through your lender, with better comparable sales.
- Walk away with your earnest money protected.
For sellers: should you worry about a VA offer?
No. The VA appraisal is a bit more detailed than a conventional appraisal, but most homes in good shape pass. A prepared listing helps: fix peeling paint, check smoke detectors and handrails, and know your roof's age. A VA buyer with strong pre-approval is a serious buyer.

FAQs
Is a VA appraisal the same as a home inspection? No. The appraisal checks value and basic safety. A home inspection goes much deeper, and I recommend every VA buyer get one.
Who pays for repairs the appraiser flags? It's negotiable. Often the seller makes them before closing, but buyer and seller can agree on other arrangements.
How long does a VA appraisal take in Oklahoma? Usually about a week to 10 days from order to report, though timing varies with demand.
